Geni Homes Private Limited, incorporated under the Companies Act, 2013, operates under the brand name Geni Homes. The company functions as a consultancy and liaison between customers, facilitating residential construction and renovation projects. Through its proprietary mobile and digital platforms, Geni Homes offers end-to-end visibility and control over project progress and documentation to both parties.
By accessing or using the Geni Homes platform, all users agree to the following cancellation policy and acknowledge the company's role as a service intermediary during the project execution cycle.
Customer Cancellation Terms
Geni Homes provides trustworthy and efficient construction consultation services. Every project undergoes an extensive requirement analysis to ensure tailored planning, documentation, and design preparation.
Geni Homes matches customers with contractors after assessing project-specific needs including budget, type, location, timeline, expected quality standards, ensuring a suitable project partner is selected.
Customers wishing to terminate their project after booking confirmation must submit a formal cancellation request. The request must be sent from the customer’s registered email ID to crm@genihomes.in (or any alternate email provided by the company) or by registered post with acknowledgment. The communication must clearly state the reason for cancellation. Until this formal notice is received, the project shall be considered active, and any payments already made will be adjusted against services rendered to date.
Geni Homes incurs specific operational costs during project onboarding. These include site evaluations, surveys, architectural design efforts, and material testing. Upon cancellation, these costs will be deducted from the customer’s service payment or invoiced separately as per the applicable refund policy.
Cancellations made beyond 48 hours from the initial booking payment will attract service deductions. The charges will correspond to the progress stage of service already completed. If the customer has chosen to include regulatory liaison support, an additional 2.89% of the project’s Non-Discounted Value (NDV) will be charged as per the "Additional Services" clause.
Note: Project Non-Discounted Value (NDV) is defined as the estimated project cost based on standard service pricing for the agreed scope of work. It excludes promotional discounts and is used to calculate service deductions and applicable charges.

All fees mentioned are inclusive of prevailing taxes.
Any services not expressly covered in the package will be charged separately at actual costs.
Once any work within a project phase has begun, the full charge for that stage is retained. Partial refunds will not be granted for incomplete or paused stage work.
Additional Terms and Clarifications
Cancellations occurring post the signing of the Master Agreement (between the customer, Geni Homes and the contractor) will be governed by the terms specified in that agreement, including applicable deductions.
Any work completed prior to cancellation, such as digital surveys, soil testing, or finalized designs, will be handed over to the customer per the originally agreed delivery schedule.
Costs incurred by contractors that are outside Geni Homes’ contractual scope will be directly billed by the contractor to the customer. In the event of a disagreement, Geni Homes will act as the final arbiter, and its decision will be binding.
If the cost of services already delivered exceeds the payment made by the customer, the customer is required to settle the outstanding amount within 30 business days from receiving official notification. An annual interest of 18% will apply to overdue amounts from the date of default until payment clearance.
Refunds, if applicable after deduction, will be processed via bank transfer within 30 business days from the date of executing a Settlement and Release Agreement. Cash refunds are not permitted under any circumstances.
Geni Homes holds the right to revise this policy without prior consent. Customers will be informed of any policy updates, and such changes will be considered binding from the date of communication.

A liaising agent serves as a facilitator between the client and local regulatory authorities. Their responsibilities include managing plan approvals, handling submission of municipal drawings, ensuring compliance with government norms, and resolving issues related to permits and approvals.
